We try to assist the client through the following methods : We Negotiate with the bank or attorneys for a repayment plan (i.e Bond term extension) or payment breather. Negotiate a foreclosre repayment plan, where the bond arrears are capitalized on existing bond over a longer period. We ask for a redemption period. Suggest new Client income budget to the Bank and elliviate some of the debts which can be outlined We negotiate with the bank to postpone the foreclosure date and allow the client to come up with a payment solution or by selling the property prior the auction/foreclosure. Paint viability scenario to the bank where the bank can see what difference the foreclosure repayment plan will make on the clients financial circumstances and how the bank will save thousands. Scenario 1. I.e if a client has a bond of R 500 000 and arrears of R 40 000 it would be most likely that the property will be sold less the current value or outstanding bond and the shortfall would be for the clients account. ( In most cases the client wont be able to pay the shortfall and they already ended up in a financial mess) Instead the R40 000 arears with legal fees / cost could be capitalized over a longer period thus enabling the bank to save more money on interest over a longer term This will make your new monthly payment affordable and allow you to build the missed payments into the new 30 year loan. Scenario 2 . Lets say your outstanding mortgage is : R 300 000 and your current interest rate is an adjustable 9.5% and you are currently 5 payments behind on a R 2500 mortgage payment. For this example, lets assume your bond balance is R 300 000 and you owe an additional R12 500 therefore a Total of R 312 500 in debt. (plus interest) Let us also assume that based on your income you can only afford R 1800 p.m Based on these numbers a loan modification we would try and negotiate would be 30 yrs fixed at a lower rate In this case R700 pm are saved and the client can afford to pay his new structured plan.
